"I came through here one day and I saw it open, getting ready to open, so it's easy for me to stop here."

But something has been missing in this shopping center for years; make that half a decade.

"You know, based on the economy today, it's, I can understand it would be vacant for a while, I didn't think it would be vacant this long."

Walmart was at the University location since 1994.  It shut its doors in 2009 and the store has been vacant ever since.

But, this could be music to some ears. A deal has now been reached.

District 4 Representative, Greg Phipps says, “The property has been sold, maybe about, I don't know, six to eight weeks ago to a new owner Tri-Cor."

But here's the question: what took so long?

"We were in negotiations with them over the years to try to come to an agreement, to, you know for them, to sell the property to a developer."

Now, the developer will try to find a buyer. A company whose business would be a good fit in this spot.

"Hopefully we can be at the table to help guide the developer in a direction that we would like we would like to see the property move," Representative Phipps said.

Every song has a "second verse,” and the same could be true of this former Walmart.

George Horton knows what he wants to see, here.

"Truthfully a nice grocery store, because everybody needs groceries, everybody needs food."

And the fact is, this shopping center has been "hungry" for change.
